What is included in the rent?
Teesside House is inclusive of utility bills, this includes electricity, water, Internet. On site maintenance and 24 hour security is also included.
Free Ensleigh insurance is also included in your rent.
The rent for most houses exclude all bills, we do have some large properties which include bills.
What is in the apartments?
All apartments are fully furnished to a very high standard. Each open plan lounge/kitchen includes a seating area, 2 cookers, fridge freezer
(2 fridge/freezers in 6 bed or more) microwave, 2 sinks and vacuum cleaner. Most apartments include a smart leather sofa, although some don't have them.
The bedrooms have fully fitted carpets, a ¾ or single bed, wardrobe, chest of drawers, large desk and chair, bedside cabinet and curtains.
The En-suite bathroom in every bedroom have a shower, wash basin, mirror and WC.
In short a room in Teesside House is everything and more that you could wish for in student accommodation!
How much will I pay?
The rents at Teesside House start at £86 for a standard room (All Inclusive).
Where is Teesside House?
Teesside House is a stones throw from the university in the heart of Middlesbrough. You are ideally situated for your studies,
shopping and a night out on the town!
Can me and my friends book an apartment together?
Of course! The friendly staff at campuslifestyle.com will help you to choose your perfect apartment for the year ahead. You can come as part of a group or as an
individual and we will endeavor to meet your needs in placing you in an apartment with students with similar needs.
Does the building have lifts?
Yes there are two lifts within Teesside House.
Is parking available?
Unfortunately parking is not available at Teesside House although some parking is available to the street to the side and the university
is just across the road!
How long is the contract?
The contract is for 50 weeks

Is cleaning included in the rent?
Unfortunately not, although for a small charge we do have a cleaning team on site to clean communal area's and bedrooms if you and your flatmates so wish.
How is rent paid and on what dates?
Rent is paid by standing order and is split between the three academic terms. All rent dates coincide with loan payment dates.
Is it possible to re-book my accommodation for my second/third year?
That's not a problem, many of our tenants are returning students who enjoy Teesside House so much that they re-book for the next year.
Tenants will have first refusal to keep their own rooms for the next year.
What happens if I have any maintenance issues?
We have a maintenance team on site to deal with any issues that may arise so that you are free not to worry about cold showers, no heating
and enjoy a worry free student life!
We have an onsite maintenance team at Teesside House, ready to deal with any issues that may arise. We will endeavour to
put right any problems within 24 hours of the time reported.

All houses are covered under the British Gas 3* cover homecare 200 contract, which means that British Gas will call to your
home to fix any boiler or central heating problems should they arise.

Do I need to pay a bond?
Yes a £200 dilapidations bond is required at least two weeks before your tenancy start date. This will be refunded at the end of your tenancy
if none of the terms below are broken:
- Owe any rent under the terms of your Assured Shorthold Tenancy
- Fail to return all keys or fail to return them at the end of your tenancy
- Are responsible for damages to the property
- Have not cleaned the accommodation adequately
- Have left rubbish which will need to be removed
Is their any other charges that I will incur?
An administration fee of £35 will be needed before you sign your tenancy. This will cover the costs of a guarantor check and your admin fee,
that every tenant will require before move in.

Check out procedure
Towards the end of your contract you will need to book a check out appointment so we can ensure there are no damages in your
room and so you can return your keys to us. The communal areas will be checked when the last person leaves your apartment/house
at the end of your tenancy. Contact us on 01642 260660 or
lettings@campuslifestyle.com to arrange this.
Your bond is held by the Deposit Protection Service and providing your apartment/house is in a good and clean condition, and can be
reclaimed at the end of your tenancy. You should have received a deposit ID at the beginning of your tenancy but you can contact
them at www.depositprotection.com or 0844 4727 000 if you have any problems or need more information.
Check in procedure
If you haven't already done so please can you return your signed contract, guarantor and standing order forms to us.
Your bond and first four weeks rent are due on or before the 31st August. Please note that if all paperwork, bond and first
four weeks rent are not received by this time, we will be unable to supply your keys.
